• Garfield Street Multifamily Residence

    This Victorian home built in 1894 is located on a prominent corner in the Garfield Street Historic District. After going several decades without updates or renovations, it was in need of a full gut renovation.

    Revitalizing the exterior of this building was just as crucial as renewing the interior. It had previously been uninsulated with no mechanical system besides steam radiators. Previously lacking insulation and a modern mechanical system, our R-30 wall assembly, extending from the basement to the roof peak, transformed it into a thermally efficient structure. New windows were carefully selected to achieve the same energy goals. 

    By shoring and underpinning the existing slab-on-grade to add new footing support, we also solved the challenge of the basement’s limited head height. This not only strengthened the structure but enabled a delightful family game room transformation for one of the units. Finally, we seamlessly incorporated an electric HVAC system, with individual tenant controls for optimal comfort.

    Opening for rental in May 2023, this renovation also showcases a bespoke assortment of interior materials, meticulously crafted with our client over a span of two years. Each living space boasts real wooden floors, refined quartz countertops, and elegant tile and bathroom fixtures that are modern yet easy to personalize for each tenant.
